The story began in 1990, when Mark started his career as a mortgage broker at HLF Mortgage in Cinnaminson, New Jersey. Early on, he learned that success in this business comes from more than simply closing loans—it comes from building lasting relationships and earning the trust of clients, real estate agents, attorneys, and financial planners alike. That foundation helped shape both the business and the reputation he would continue to build for decades to come.

In 1998, Mark established Fairway Mortgage in Moorestown, New Jersey, continuing to grow a business centered on referrals, strong relationships, and personalized service. In 2000, Fairway evolved into Welcome, where Mark and his team built a stellar reputation in the mortgage industry and in the local community.

In April 2021, Matt joined the business as a Loan Officer, bringing a different but complementary background to the company. Before joining Welcome, he worked at Bank of America in internal audit, where he gained experience in controls, systems, and process improvement. That background continues to shape the way he approaches the mortgage business today—helping borrowers understand their options, guiding them through the loan process, and finding ways to make the experience more efficient and streamlined behind the scenes.

What makes their partnership special is that they share the same core philosophy: every client deserves personal attention, honest guidance, and a mortgage experience that feels approachable and clear. They take the time to educate borrowers on the different programs available to them, and they are proud to offer in-person meetings for clients who want to sit down and walk through the process from start to finish—whether at the initial consultation or at any point along the way.

The DiLeo family, have been part of the Riverton/Cinnaminson/Palmyra community for decades. Over the years, both Mark and Matt have remained deeply involved locally, including coaching boys’ basketball for almost 20 years combined. Today, that same community-minded spirit continues to shape the way Welcome Mortgage does business.
